The Coburn Building, constructed in 1892, contains both the 316 and 318 addresses. At 316, hardware stores were originally operated by a succession of men who partnered with Sydney Bump, including Henry Easton, John Walrond, and George Mcabe. By 1935, Cook Electric began a forty-three-year occupation of the site, and its painted sign on the side of the building became a navigational aid for visitors to Petoskey. At 318, C.C. Hamill Grocery occupied the space in the mid-1890s, followed by undertaker Nathan Stone in 1919. From 1936 through 1987, tenants included Leismer's Ben Franklin, Northern Office Suppliers, The City News Stand, and Hilton's News Stand. Beginning in 1988, a variety of real estate agents operated there. In 2008, the Grand Traverse Pie Company opened at 316, and in 2003 Kosch Properties of Traverse City purchased the property and authentically restored the façade.
