When the Powerhouse was constructed in 1914, it was a rare engineering and architectural feat, including a hydroelectric power plant that provided power to the estate as well as sophisticated water filtration and boiler systems. Over time, however, these systems aged, and water became a major threat to the estate. The Garage Courtyard, a bricked area used for automobiles entering and exiting, was built of concrete, sand, and a top layer of brick pavers, but movement in the sand foundation caused several areas to collapse. The Lower Courtyard originally held two automobile fuel storage tanks, which have since been removed as the courtyard is reconstructed. Both courtyards are being rebuilt to ensure stability, visitor safety, and an authentic appearance for these important service areas. Water, which had played an important role in the estate's original siting, has caused many of the issues affecting the buildings and their interiors through infiltration. Original drainage lines have been replaced to improve drainage and water removal, and a new roofing system is being installed on the flat roof of the Powerhouse because of ongoing water infiltration problems. In 2014, Quinn Evans Architects, SmithGroupJJR, and Henry Ford Estate staff researched and developed plans to restore parts of the Powerhouse area, improve the visitor experience, and provide needed protection from water damage. Major work included installing new underground storm water, sanitary, and potable water lines; replacing missing or damaged copper gutters and downspouts; reconstructing the Powerhouse flat roof and decorative wood trellis; rebuilding failed external stone retaining walls and brick courtyards; and reconstructing external stairways and metal safety railings at multiple locations. Work began in early 2015 and was scheduled for completion by the end of 2015.
