For many years, the land where One Hill South now stands was occupied by an Exxon gas station, a Wendy's fast food restaurant, and a towing company. The gas station closed in 2006 after a fraud scandal, and the Wendy's remained open until 2008 before being demolished in 2009. Ruben Companies acquired the entire parcel in 2011. Before construction on the first phase of the planned residential development could begin, excavation became necessary after a fleet of storage tanks left by Exxon was discovered. Ruben Companies and Related broke ground on the site in 2015, and One Hill South opened in 2017 with 383 luxury apartment units and 25,000 square feet of ground-floor retail space. Phase II of the planned residential complex was underway and expected to be completed in 2020.
